Membership Update - September 2017

Greetings!


Our latest BOD meeting was held on September 21st
Big news was the Dean Hanson Golf Tournament, which boasts the best year ever - more than $18,000 generated. Final numbers will be available at our October BOD Meeting. Next year is our 30th anniversary!

CREN Update: The Shareholders of CREN approved a change in the business structure of CREN. What that means to you is, starting January 1st, CREN will begin Direct Billing for MLS services. This may not change the cost of your services, but could mean that some subscribers will receive two invoices: One from our Board for Member services, and one from CREN for MLS Services. Each office will coordinate with CREN to set up billing options. Brokers may opt to pay for all Subscribers in their offices or have CREN bill each Subscriber individually. CREN will remain focused on providing the best MLS customer experience and tools for real estate professionals to conduct their business. Your support during yet another transition is appreciated. Look for additional communications and information regarding this matter over the next several weeks. Please contact CREN directly at (970) 240-1600 with any questions or concerns.


Special guests, Ann Hayes and Marjorie Genova, were present at the BOD Meeting, giving a short presentation on the new “Western District” that now includes our Four Corners Board. They also attended our installation luncheon and participated in our festivities. Ann is the Realtor®Jeopardy winner, with a fast response time!


It's almost that time of year.... and we purchased a new banner for the annual Parade of Lights, which will take place on Saturday, December 2nd. If you want to participate... let us know!

Did you mark your calendar? Our first breakfast meeting will be held this Wednesday, October 4th, at the FNB Conference room. Guest speakers include the Health Department regarding Septic System updates, and a Sheriff's officer to teach Realtor® safety. Breakfast presentation meetings will be a regular calendar event if they are popular enough.


Thank you to all who participated in my Hurricane Relief challenge. We raised $2,400 for Samaritan's Purse and another $550 for the Salvation Army.

Membership Update - August 2017

Hello!


Our last monthly Board Of Directors meeting was held on Thursday, August 17th at the conference room in Vectra bank.


The Dean Hanson Scholarship Committee has collected $6,600.00 in hole sponsor fees. The next meeting for this year’s tournament will be held on September 8, 2017 at the golf club at 3:00 pm to fill goody bags. Help from everyone who can join us is appreciated! The tournament is the next day, September 9, 2017.


Monthly breakfast meetings will begin on Wednesday, October 4th at the FNB conference room. We discussed the benefits of having economical gatherings more often, with the benefit of multiple speakers who are interested in giving presentations relative to our community, businesses, and industry. First on the schedule will be the Health Department, regarding septic system updates, and also a safety presentation per Core Standards requirements.


Reminder to PLEASE submit your nomination for Realtor® of Year this week. A nomination committee has been formed from previous ROTY alumni and they will choose the Realtor of the Year from those forms that we have received only.


New Directors to the Board will be installed at our luncheon on Thursday September 21st, 2017 at noon. We will enjoy a taco bar at the Elks Club and play a game of real estate Jeopardy! Come prepared for good food and fun times!


All Board members will be expected to sign a Confidentiality Agreement, which was just approved, to serve on the Board of Directors. Look for newly revised and updated MLS Tour Policies soon.


As a reminder; there is no longer a Southwest District, we are now a member of the Western District. We will meet our area representative on the 21st.


Hopefully, the Supra transition has been an easy transition for everyone. We haven't had many complaints about it. Thank you to EVERYONE for your patience during the process.

Membership Meeting Update - May 2017

Our most recent BOD meeting was held on May 25, 2017 – a week after our last membership luncheon, May 18th. We enjoyed a good meal at the Main Street Brewery in honor of our 2017 Dean Hanson Scholarship recipients with their families.

The Board has decided on a new logo, pending only a few minor adjustments. Once finalized and in use, we hope you will find it appealing.

As you are aware, we will be converting to the Supra system currently in use by the Durango Area Association of Realtors®. By cooperating with DAAR we are able to secure a lower rate and obtain a reasonable number of lockboxes for our expected inventory requirements. Our Board will be expecting 500 Supra lockboxes, and we do have to return our inventory of Risco lockboxes and Reader keys. Because of this revised decision to go with Supra under the agreement of the DAAR, our training period has been moved to June. The tentative event date is set for June 21 and 22. As soon as all details have been finalized, we will alert everyone to the new timeline. Thank you for your continued patience!

Several Board positions are going to become available this year. A Letter of Consideration will be sent out this week for Members who would have any inclination to serve on the Board of Directors. New on the ballot – at least in recent memory – will be the position of Secretary.

REMINDER! It was brought up that several different Members have left properties unsecured after showing them, including leaving doors and windows open. Please remember your duties as a professional, and your paramount responsibility to the Sellers in our community who trust us with their property and valuables. There is no room for carelessness!

FCBOR Membership Update - April 2017

Hello!


Our most recent BOD meeting was held on April 20, 2017 at the Vectra Bank conference room. We interviewed and did hire a new accountant for the Board, Dolores Sheets.

In other business: A Motion was approved to adopt a new logo, which will be selected by a Committee. We are looking for something colorful and something relative to our area and amenities.

As you are aware, we will be converting to the Supra system currently in use by the Durango Area Association of Realtors®. By cooperating with DAAR we are able to secure a lower rate and obtain a reasonable number of lockboxes for our expected inventory requirements. We have negotiated 500 Supra lockboxes, which requires the exchange our inventory of Risco lockboxes and Reader keys. The monthly rate per member will be $15.45 for the Ekey basic (billed monthly), OR $19.59 for the XpressKey (billed annually). This price has an API of 2.5%. Because of this revised decision to go with Supra under the agreement of the DAAR, our training period has been moved to June. As soon as all details have been finalized, we will alert everyone to the new timeline. Thank you for your continued patience!

The Dean Hanson Scholarship Committee will be meeting on May 4th to choose the recipients of eight scholarships. The Dean Hanson Award Luncheon will be held on May 18th at the Main Street Brewery so watch for menu details soon! Colorado Title & Closing Services will be hosting free CE Education that same morning at First National Bank; therefore we have moved the May Board Meeting to May 25th.

Currently, the Board has no Secretary position;. those duties fall to our AE. The Board has decided it will be beneficial to have a dedicated Secretary position serving the Board. Jason Witt has been appointed to the role of an interim Secretary pending our next election, where the position will be filled via Membership votes. The Treasurer position has been held by Bob Toles, who will retire from the position at the end of this term. A Motion was approved that the Board shall have separate Treasurer and Secretary Positions, to be added to the ballot this year. Please consider a position as either – or any – position with the Board!

Consideration of morning membership meetings, possibly bi-monthly, is on the table. If you have any input about this, please let us know. They could replace quarterly luncheons (but not eliminate all luncheons) and provide various educational opportunities from area service providers.

In a CREN update, Bonnie and Carol alerted us to the release of our new mobile application, Homesnap, at no additional cost to members. If you have not yet tried this service, please add it to your monthly bucket list. A reminder that we have Cloud CMA active in our MLS as a paid service provider, separate from our MLS. They do offer a free month trial.

Greetings!


The FCBOR held their most recent Board meeting on March 16, 2017. We received an update from the Dean Hanson Scholarship committee that there will be eight scholarships awarded to area students this year! Please let your contacts know about this event and the offer for scholarships . Applications can be found on our website, through our Board office, and through school counselors.


Still in discussion is the interest in creating a new LOGO for the Four Corners Board of Realtors®. We currently have one estimate and multiple design ideas have been received. We expect to form a small committee to choose and then present the idea to the Board for a decision. We are looking for something colorful, something relative to our area and amenities. Feel free to share your ideas or volunteer for selection! ASAP


Supra keys are going to replace our existing lockbox and reader key system, expected  May 4, 2017. We may enter a cooperative agreement with the Durango Board, to facilitate showings in a shared market. Supra will be individually invoicing key holders at $14.95 per month if using their smart phone application, or $18.95 per month (billed annually with or without insurance) if using an Xpress key.


Be aware that Board fees will change on May 1st. Your monthly membership services fee will then be $80.00, which continues to include MLS fees, county records online access fees, and monthly Board fees – but no longer includes a fee for lock boxes. You may have, by now, noticed that the password for access to County records has been updated. Please do not share this information with anyone not authorized to use this service.


As previously stated, our Tech Line (a free benefit to our Members and Affiliates) has increased their rates yet again, though Denise has been negotiating for the best rate possible. CAR is expecting to offer their own Tech Support, called RETechline, but our contact (Jonathan Griggs) has indicated it is not yet available. We do anticipate a brief overlap of services once available so there is no interruption in service to our Members and Affiliates.


Offices and Agents are encouraged to secure their own booths at the 2017 Home and Garden Show. The Board has elected to abstain from reserving and operating a booth. Please contact Janie at 565-4771 for more information.


Market Statistics for the first two months of 2017, Montezuma County, show an average list price SOLD for all residential listings to be $193,889. This is up from the same period in 2016, which was $188,926. However, there were 36 units sold during this time period last year compared to 23 sold in 2017. If you would like the full report, please let me know!


Last, but not least, is something for all to consider. NAR is seeking entries for their “Good Neighbor” awards. We have until Friday, May 12, 2017 to submit entries. They will select five Realtors® for grant awards of $10,000. Denise has a copy of the membership form and more details can be found on their website at nar.realtor/gna (click on “For Media & AEs” at the top right side of the page. There will also be five honorable mentions, per NAR, who will receive $2,500 grants for their charitable projects.

Thank you to everyone who attended our quarterly Board meeting and luncheon last Thursday. It was a very special, and unexpected, surprise that Paul DeShayes of Vectra Bank paid for our entire luncheon at Shiloh's. Please be sure to express your gratitude to them for such a generous gesture!


The Tech Line that we offer free to our Members and Affiliates has increased their rates again, as we previously explained, and Denise has been negotiating for the best rate we can get. However, CAR announced that they offer their own tech support line, called RETechline, which will cost each association only $150.00 per year. More information will follow, but we expect to take advantage of this CAR benefit (at a remarkable savings) rather than a continuation of services with our current provider.


Offices and Agents are encouraged to secure their own booths at the 2017 Home and Garden Show. The Board has elected again this year to abstain. Please contact Janie at 565-4771 for more information.


We have some interest in creating a new LOGO for the Four Corners Board of Realtors®. Notice our existing logo on our website and announcements. If you have any exciting ideas, let us know. We currently have one estimate and that will be accompanied by a design within the next week or so. This will be discussed more at the March Board Meeting so please feel free to contribute ideas, suggestions, considerations. We are looking for something colorful, something relative to our area and amenities.


Adorna Carroll will be in Montrose for Educational and Leadership Training on March 15th. A flier is included, below. Let Denise know ASAP if you wish to attend.


Supra keys to replace our existing lockbox and reader key system are an ongoing conversation with representatives, as well as a cooperative effort with the Durango Board. A few more details need to be cleared up before we will move forward. Denise will try to keep membership updated as new information develops.


Leila Hanson will be heading up the new RPAC Committee. If anyone would like to volunteer to help her, that would be appreciated. NOTE: We just received an award from CAR for Outstanding RPAC Performance, due to always generous contributions from one of our respected colleagues – who has historically paid for those who have declined to contribute to the fund, so that we can boast 100% participation. Congratulations!

A CREN update was presented by the President- Elect, Bonnie Leighton. CREN has a Shareholder Meeting scheduled for January 30, 2017 in Durango, followed by a Board Meeting and Strategic Planning Session on January 31, 2017, also in Durango. Please offer any comments, suggestions, or requests relative to CREN matters to Bonnie or Carol Click, who are our designated Board Directors.


Our AE, Denise Unrein, has moved Board storage items to a new location, DooDad Storage, and will be going through old storage held at another location to finally get it into one location.


Ongoing discussion to allow unlicensed assistants to use lock box keys has been unresolved, thereby removed from the agenda.


An RPAC Committee will be formed, so volunteers are welcome. Otherwise, the Board will appoint willing members who agree to this service.


Discussion on lowering Secondary Member fees was tabled, pending expected changes to our lockbox system and further consideration. This will be on our agenda for a later meeting.


The Association Insurance has gone up again. Denise will be acquiring some quotes from other agencies.


Our February meeting will be changed to February 23rd,. This is also Quarterly Meeting day. Details will be broadcast soon!


The Board had a request from the Dolores High School for their Operation Graduation event. The Board prefers requests such as this be offered, instead, to Members and Offices for each to participate as they choose. If you are interested in helping this effort, please contact Kim Archuleta at (970) 739-6004; Jeanie Matthews (970) 565-3357; or Elaine Medina at (970) 739-6366.


One of our Board's most popular and useful benefit, the Tech Line, is increasing their rates yet again, and Denise is negotiating with them. It was Moved, Seconded, and Passed that the Board will retain the Tech Line regardless of any increase.


It was Moved, Seconded, and Passed that Statistics will become a component of the monthly Board Meetings. We will possibly offer some training help in running Statistical reports at our next training session with Jeff Follis.


It was Moved, Seconded, and Passed that storage will be moved to DooDad Storage and will be paid for one year for a 10% discount.


The Board will not be getting a booth at the Home and Garden Show again this year, so if individual offices would like to have their own booth, contact Janie at 565-4771.

The Dean Hanson Memorial Golf Tournament Committee will be meeting at the Elks Club on Thursday, October 13th at noon at the Elks Club for a post tournament meeting. The tournament this year looks to be the most successful one yet.
 
It was passed by the Board of Directors that effective October 1, 2016, all personal assistants must pay the $30.00 fee to the Board and obtain their own login information for CREN.
 
It was also agreed upon to donate $100.00 to the Annual Skate Jam that the Pinon Project puts on for our community youth every year. This will go to buy water and food for the kids.
 
The Installation Banquet was a big success. New officers are as follows:

Just a few notes to keep you up to date on what is happening at the Four Corners Board of REALTORS.
 
Lock boxes and keys (Risco) contract ends in March 2017. A Committee was formed and will begin discussing possibilities after Dean Hanson and Installation are behind us. The Committee consists of Mindy Rosenbaugh, Dawn Utrup, Bonnie Leighton, Leila Hanson, and Carol Click.
 
The Dean Hanson Memorial Golf Tournament Committee will be meeting at the Elks Club on Wednesday, August 31st at noon at the Elks Club. The tournament will be held on September 10th this year. Remember to get your things together for the goody bags.   If you have goodies please drop them off at RE/MAX Mesa Verde Realty or the Board office.  Also, get your $100.00 hole sponsorship to Denise and don’t forget that we are again having a silent auction.  If you would like to donate something for the silent auction please drop those items off with Michelle at Colorado Title and Closing Services.
 
Four Corners Board of Realtors® is in compliance with Core Standards as of June 30, 2016. Next compliance completion date is December 31, 2017. Copies of the new compliance requirements were distributed to the Board members, and I have attached a copy below.
 
There has been discussion on allowing personal assistants to have their own lock box keys, with appropriate fees.  If you have any comments about this subject please let Denise know.  This topic will be on the agenda for the September Board Meeting.  See below the NAR Policy and the Four Corners Board of Realtors Policy:
 
NAR policy: Associations and multiple listing services may, at their discretion, authorize unlicensed personal assistants, administrative and clerical staff, and individuals seeking licensure as real estate appraisers, who are under the direct supervision of a designated REALTOR®, or MLS participant, or their licensed designee, to hold a lock box key on the same terms and conditions as non-principal brokers and sales licensees. (Adopted 11/93)
 
Four Corners Board of Realtors® policy: EVERY MLS PARTICIPANT, BROKER ASSOCIATE WHO IS AFFILIATED WITH AN MLS PARTICIPANT, OR A LICENSED OR CERTIFIED APPRAISER AFFILIATED WITH THE FOUR CORNERS BOARD OF REALTORS® AND WHO IS LEGALLY ELIGIBLE FOR MLS ACCESS, SHALL BE ELIGIBLE TO HOLD A ReaderKEY WHICH MAY NOT BE USED UNDER ANY CIRCUMSTANCES BY ANYONE OTHER THAN THE ReaderKEY HOLDER. ReaderKEYS MAY NOT BE LOANED TO ANY PERSON, FOR ANY PURPOSE WHATSOEVER OR TO PERMIT THE ReaderKEY TO BE USED FOR ANY PURPOSE BY ANY OTHER PERSON.
There was discussion about holding a pumpkin carving contest this fall with proceeds going to the Pinon Project. This will also reappear on the agenda.
 
Colorado RPAC day was held on August 4, 2016. Marti Spitzer was the winner of the free dues in September. Congratulations Marti!

4 Corners Board Of Realtors - Membership Update

Lock boxes and keys (Risco) contract ends in March 2017. Ours are outdated and there was some discussion about using the same equipment as Durango. Carol, Brenda, Bonnie and I met with Amanda (AE in Durango) to discuss some possibilities.
 
The Dean Hanson Memorial Golf Tournament Committee will be meeting at the Elks Club on August 11th at noon. The tournament will be held on September 10th this year. Remember to get your things ordered for the goody bags. Also, get your hole sponsorship to Denise at the Board office.
 
The Four Corners Board of Realtors has complied with all of the requirements for NAR Mandatory Core Standards as of June 30, 2016. Thank you members and Denise.
 
A CREN MLS meeting was held in Durango last Tuesday. Denise, Carol, Brenda, and Bonnie attended. The addition of Gunnison has added approximately 150 members. Realist, Showing Time, and Black Knight services agreements were approved. Statewide tax records were rolled out on July 1st and are now available to all CREN members. Auto email notification to include SOLD listings was approved. Add Cloud CMA as a paid add on integration (Fishing Icons) was approved. There is no cost to CREN for this service. When an agent/broker clicks on the cloud CMA action icon it will ask them if they would like to start a free 30 day trial period. After that the cost is billed directly to the agent on a monthly basis. Text messaging alert service for CREN, Boards, and Brokers was also approved. The cost for this service is $1.10 per year, per member that opts in.
